These terms apply to domestic cleaning, regular cleaning, one-off deep cleaning, spring cleaning, end of tenancy cleaning, carpet cleaning, upholstery cleaning, suitable appliance cleaning and any combined service supplied by K-Eco Cleaning (“we”, “us” or “our”). The customer is referred to as “you”.
1. Enquiries, quotations and bookings
An online form, telephone call, message or quotation request is an enquiry only. A booking exists only when we accept it in writing or by recorded message and confirm the service, address, date, estimated duration or scope, and price or pricing basis. Unless stated otherwise, a quotation is valid for 14 days and is based on the information, photographs and access details you provide.
You must disclose the property type, size, condition, occupancy, access restrictions, parking arrangements, pets, delicate materials, known damage, infestations, mould, bodily fluids, hazardous substances and any unusually heavy build-up. If information is incomplete or inaccurate, we may revise the quotation, limit the work, require additional time, or decline unsafe or materially different work.
2. Scope and service checklist
The booking confirmation and written quotation define the contracted work. General descriptions on this website are guides and do not mean every listed task is included in every appointment. Work outside the agreed checklist—including waste removal, exterior or high-level windows, mould remediation, pest treatment, hazardous or biohazard cleaning, builders’ waste, heavy lifting, repairs and dismantling—requires prior written agreement and may be declined or separately charged.
We may make reasonable changes to the method or sequence of work where necessary for safety, material care or effective delivery, without reducing the core agreed service.
3. Customer responsibilities and access
You must provide safe and timely access, working hot and cold water, electricity, adequate lighting and ventilation, and disclose alarms, keys, access codes and parking restrictions. The property must be safe to enter and reasonably free from obstruction. Children, visitors and pets should be kept away from active work areas and equipment.
Please secure cash, jewellery, medicines, documents, fragile objects, sentimental items and valuables. We are not responsible for loss of unsecured items unless caused by our proven failure to use reasonable care and skill. If we cannot start or continue because access, utilities or conditions are unsuitable, the visit may be treated as a customer cancellation and a reasonable charge may apply.
4. Prices, deposits and payment
Prices are based on the agreed information and scope. Extra rooms, appliances, heavy soil, additional labour, parking, congestion or access costs, and work requested on site may increase the price only where agreed or reasonably necessary because the original information was materially inaccurate. We will explain significant additional charges before continuing where practicable.
A deposit or advance payment may be required to reserve an appointment or purchase job-specific materials. Unless otherwise agreed in writing, the balance is due immediately when the service is completed. We may suspend future or recurring visits while payment remains overdue and may recover reasonable costs directly incurred in collecting an undisputed overdue amount.
5. Cancellation and rescheduling
Please cancel or reschedule as early as possible. Where cancellation causes us loss, we may retain or charge a reasonable amount reflecting direct costs, committed labour and the genuine loss caused by being unable to refill the appointment, after taking reasonable steps to reduce that loss. Any charge will never exceed the agreed booking price. A deposit is not automatically non-refundable and will be accounted for against sums properly due.
Missed access, an unsafe property, no working utilities or cancellation after our team has travelled or arrived may result in a reasonable call-out or cancellation charge based on actual loss. If we cancel, you may choose a reasonable alternative date or receive a refund of payments for services not supplied.
6. Consumer cancellation rights for distance bookings
If you are a consumer and the contract is made online, by telephone or away from our business premises, you may have a statutory 14-day cancellation period beginning the day after the contract is made. To cancel, tell us clearly by email, telephone or another durable written method.
If you expressly ask us to begin within that period and later cancel after work has started, you may need to pay a proportionate amount for the service supplied up to cancellation. The statutory cancellation right may end once the service has been fully performed where you expressly requested early performance and acknowledged that consequence. Nothing in these terms limits rights that cannot legally be excluded.
7. Cleaning results and pre-existing conditions
We provide services with reasonable care and skill, but cleaning cannot reverse wear, corrosion, fading, dye loss, scratches, burns, permanent staining, seal failure, deterioration, ingrained damage or defects. No guarantee is given that every stain, odour, limescale deposit, grease mark or discolouration will be removed. Results depend on age, material, construction, previous treatments and condition.
We may test a small area, select a safer method, stop work or exclude an item where treatment could cause damage. You must disclose care labels, manufacturer instructions, known colour transfer, loose fixtures, weakened surfaces and previous repairs.
8. Carpets, rugs and upholstery
Suitability is assessed before treatment. Some fibres, dyes, backings, adhesives and fillings may shrink, bleed, distort or dry slowly. Furniture should not be replaced until the surface is sufficiently dry. You are responsible for following aftercare and ventilation guidance. Stain removal, odour removal and exact drying times cannot be guaranteed.
9. Ovens and appliances
Appliances must be empty, cool, safely connected and accessible. Fridges and freezers must be switched off and fully defrosted in advance where internal freezer cleaning is requested. We clean accessible agreed surfaces only and do not repair, electrically test, disconnect gas or water, move unsafe appliances, or dismantle components beyond safe removable items. Pre-existing faults, damaged seals, worn coatings, loose controls, corrosion and failed bulbs must be disclosed.
10. End of tenancy cleaning
End of tenancy work follows the checklist agreed with you. Carpet extraction, upholstery cleaning, exterior windows, appliance interiors and other specialist tasks are included only when listed in the quotation. We do not guarantee the return of a tenancy deposit or the decision of a landlord, letting agent, inventory clerk or deposit scheme, because those decisions may involve damage, maintenance, missing items or standards outside our control.
11. Complaints and opportunity to remedy
Please inspect the work as soon as reasonably possible and notify us promptly—preferably within 48 hours—of any concern, with photographs and a clear description. This notification period helps us investigate and does not remove statutory rights. You must give us a reasonable opportunity to inspect and, where appropriate, repeat or remedy the affected part before arranging third-party corrective work, except in an emergency or where that would be unreasonable.
12. Damage and liability
Tell us promptly about alleged damage and retain the item and evidence for inspection. We are responsible for foreseeable direct loss caused by our breach of contract or failure to use reasonable care and skill. We are not responsible for pre-existing damage, inherent defects, normal wear, undisclosed risks, customer instructions against our advice, or losses we could not reasonably foresee.
Nothing excludes or limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any liability or consumer remedy that cannot legally be excluded or limited.
13. Delays and events outside reasonable control
Arrival times are estimates unless expressly guaranteed. Traffic, severe weather, illness, equipment failure, unsafe conditions and events outside reasonable control may cause delay or rescheduling. We will communicate material delays and offer a reasonable alternative where the service cannot proceed.
14. Recurring cleaning
Regular cleaning frequency, minimum visit, priorities and pricing will be confirmed separately. Either party may end recurring arrangements with reasonable notice. We may change a regular cleaner or schedule when needed and will try to provide reasonable notice. Serious safety concerns, abusive behaviour, non-payment or repeated failed access may justify immediate suspension or termination.
15. Personal information
We use enquiry and booking details to provide quotations, arrange and deliver services, take payment, keep necessary records, handle complaints and meet legal obligations. We do not sell appointment-form information. We retain information only as reasonably necessary for these purposes and restrict access to those who need it. You may contact us about your personal information or request access, correction or deletion where applicable.
Photographs taken for condition records, quotations or complaint evidence will not be used publicly for marketing without separate permission.
16. General terms
If part of these terms is found unenforceable, the remaining terms continue. A delay in enforcing a right does not waive it. No person other than you and K-Eco Cleaning has a right to enforce the contract unless expressly agreed. English law applies and disputes are subject to the courts having jurisdiction under applicable consumer law.
